Obi Cubana Issued 7-Day Quit Notice Over Alleged Unpaid Rent for Abuja Lounge

The property, located at Plot 81, Ademola Adetokunbo Crescent, Wuse II, Abuja, is owned by Rev. Chidiebere Amakaeze. According to Amakaeze’s legal representatives, Obi Cubana has failed to pay rent since 2019, despite occupying the premises.
A quit notice, dated January 14, 2025, was issued by the landlord’s solicitors, Prince Ben S. Ikani Esq. and E. I. Nwafor Esq. of Citadel of Justice Law Firm, Abuja. The notice directed Cubana to vacate the premises and surrender possession of the property.
According to the lawyers, Cubana’s initial tenancy agreement spanned from April 1, 2009, to March 1, 2019. However, they claim he has remained in possession of the property without making any rent payments since the expiration of his lease.
A follow-up reminder, dated January 21, 2025, was also sent to Obi Cubana, reinforcing the landlord’s demand. The reminder, referenced as COG/428/2025 and titled “7 Days Notice of Owner’s Intention to Apply for the Recovery of Possession,” warned that legal action would be taken at the High Court in Abuja if he failed to vacate the property within the stipulated time.
The landlord emphasized that unless Obi Cubana willingly relinquishes the premises before the expiration of the notice period, legal proceedings will be initiated to recover the property.
